The Dog Days of Summer...

We are so very fortunate. The Lazarhomes group has two new listings in Sunnyvale, one in Mountain view, one in Los Altos Hills and one in Palo Alto. There is a brand new Listing coming in the next two weeks in Palo Alto. The Lazarhomes Group has grown..not only do we have John Lazar, Claire Lazar and myself we now are happy to announce that we have with us Nicole Hitchcock who is a licensed Realtor and works with us full time and we are lucky to have with us  Larry Fretto who is also a licensed Realtor and is our transaction coordinator. All disclosures and contracts are executed through Docusign which is electronic signature program. The Docusign helps us with our busy clients who travel for work, reside out of state or work/reside overseas. We are redesigning our web-site and generally changing and growing. Of course we are still located in our private office space on Hamilton Avenue in downtown Palo Alto.

Busy, Happy and I Feel Like I Have Been Strapped to a Jet Wing

Well, I'm back in the saddle..be careful what you wish for. We have a new $3.1 million dollar listing coming on on Palo Alto in two weeks, we have anther Palo Alto listing in Palo Alto 2149 Yale Street at $1,248,999, a great townhouse in Santa Clara at $538,000, an absolutely goregeous home in Los Altos at $2,840,000 and another Listing coming on Homer in Palo Alto. We have Closed two transactions in the last two weeks, are in contract on two homes with Buyers and have three Buyers looking..nuff said?

The market is so good and I am so grateful to be living in the Bay Area!!

The Market is Happy So I Am Happy!

Real Estate UPDATE! SF Peninsula — Sales activity is increasing in Burlingame with 25 ratified offers in the past couple of weeks. There are cash buyers at every price point. The sweet spot right now in Hillsborough seems to be just under $3 million with several attractive properties to choose from. There is quite a bit of new inventory just hitting the market or in the pipeline for spring in the $6-10 million range as well. The Previews market has improved, our Burlingame North office says. But buyers are still cautious. Only well-priced, well-staged homes in the best locations are selling for premium prices. Across the hill in Half Moon Bay, the market has been steady. A couple Previews high-end properties are pending that have been on the market for over nine months. Our Menlo Park offices report that sales activity has been increasing. Of the 18 sales, six were over $2 million. We are finally seeing some real strength in the $2 million-plus range. Prices here and in Palo Alto have been creeping up in the last couple of weeks. Our local manager says that some buyers may be feeling that they should buy now before Facebook, Twitter, LinkedIn, Zunga, etc. go public and create a mini boom in the area. Our RWC/San Carlos office reports that open houses have been extremely busy for the first time opens, especially in San Carlos. Offers are coming in quickly on properties that are well located, show well and are priced right. There seems to be a positive air to the market. The Palo Alto market is very strong up to approximately $4 million, our local office says. The activity at open houses is in excess of three dozen or more groups at each open house – at all price points. However, they are still short on inventory. About a week ago, they had 12 sales – nine of which were multiple offers – in a 36-hour period! The San Mateo market has been strong as well in recent week with open houses very well attended. Finally, sales activity is on the rise in Woodside with 14 ratified offers in the past couple of weeks, four of which were multiple offers.

March sliding into April!

Well March snuck up on us and we are coming down the stretch into Spring! The time springs forward next week and the days begin to get longer. This is every one's favorite time of year to buy and sell. Let's home Buyers and Sellers pay attention to that unwritten rule that Realtors have grown accustomed to.

My two properties on College were just reduced from $1,350,000 to $1,288,000! Let's get them SOLD! The two equine properties in the valley are on the market. It will take a Trainer or a very serious novice to buy this. The demographic and the far reach of the marketing will sell this one!

Letting Go Gets Results!

Well it has been quite a week for me.

I opted out of a Listing that was truly draining me and I feel so much better. It was interesting how I felt when I received follow up e-mails from the client that I had just let go. My anxiety level skyrocketed when I saw who was e-mailing. This is not good and I feel freed and unencumbered because of my choice. I have had so much new work and good things happen since freeing myself.

Here in Northern California we put together pre-sale disclosure packages that are available on-line. After cancelling with these Sellers I sent all of these and all of the marketing associated with this property for thier use. I want to sew good karma and maintain my professional countenance.

Trust me I am not so overwhelmed with work that I can throw it away but the Mrs. in this situation was impossible, negative and downright rude to us. I have had clients like this over the years and can usually just re-focus the negativity into a positive situation but not this time.

Sometimes it's best just to move along and bow out gracefully.

So, I now have a $2 million plus listing in the Pacific Heights area of San Francisco (I only go that far north for family and really close friends). I did one of these last year for very very close friends, two blocks away from this one. Then I listed two Equestrian properties in the Central Valley andI currently have two Palo Alto homes listed at $1,130,000 each.

I do handle many Equestrian properties because I am a member of the horse show world here in Northern Cal. It takes an intimate familiarity with the horse show world both English and Western across the nation to get the attention that they need from other Equestrians. This is something that I know hands down. The far reaching marketing and advertising for these properties require is imperative. It is typically a trainer or very involved amateur that need these fully tricked out facilities.

So in letting go, I was freed to be open for all of these wonderful opportunities! How was your week?

Bloomberg: Purchases of new houses in the U.S. rose more than forecast in December, propelled by a record surge in the West as buyers in California may have rushed to qualify for a state tax credit before it expired.

The Market Conditions and New Listings!!

Thank God the market is firing up! There is such a difference in showings and new listings. We went from a Brokers Tour of five or six listings to now thirty or so. Of course these include price reductions of existing inventory but it is a significant bump.

My two new listings in College Terrace, Palo Alto will be priced at $1,350,000. each and they are brand new. they have five bedrooms and three and a half baths, hardwood floors, window seats in the kitchens and pretty large yards.

We have a beautiful horse property in Oakdale coming on. It is 20 acres two updated homes, four barns, matted stalls, turn outs, a ring with all weather footing.
